Developer Demolishes 77-Year-Old Promenade Property to Make Way for Sleek Three-Story Building

Building was formerly the home of Lush Cosmetics, sunglasses store Chilli Beans and office space

By Dolores Quintana

Developer Blatteis & Schnur Inc. has demolished a 77-year-old building on the Third Street Promenade with plans to build a three-story structure with large glass walls.

The website describes the developer’s plans for the property and says, “New development – build to suit flagship opportunity located in the dominant first block of Third Street Promenade. Directly accessible from Santa Monica Place street-level luxury retailers including Tiffany & Co., Louis Vuitton and highest performing street retail brands including Apple and Lululemon. Approximately 50 feet of high profile frontage facing the Promenade within the sightlines of Santa Monica Blvd. Two blocks from Ocean Avenue and three short blocks from the Santa Monica Pier.”

The building was formerly the home of Lush Cosmetics, sunglasses store Chilli Beans and office space on the top floors that included space for The Promenade Playhouse theatre group.

The developer’s website further states that the new building that is planned will have about 22,500 square feet of commercial space on three levels plus a unique rooftop space with another 5,000 square feet of space and a 1,525-square-foot basement. The property will come with “50 linear feet of prime Third Street frontage” and “20-foot clear ceiling heights.”

Blatteis & Schnur Inc. estimates that the new structure will be completed by the third quarter of 2023.
