Brentwood Estate Joins List of Most Expensive September Sales as L.A. Dominates 2025 Rankings

Four Los Angeles County Properties Rank Among the Country’s Top 10 Year-To-Date Mega-Sales. 

Green Gables, a storied 74-acre compound in the Bay Area town of Woodside, ranked as the most expensive U.S. home sale in September at $85 million, according to a new report released by Redfin. But the year’s luxury market leaders are concentrated in Southern California, where Los Angeles County alone is home to three of 2025’s top 10 transactions so far.

The September sales list reflects continued strength in West Coast trophy properties: four of the month’s top deals were in California, and three others closed in Colorado ski markets. In addition to the Woodside estate, a $58.3 million sale in Aspen and a two-parcel, $55 million Montecito transaction rounded out the month’s top three.

Redfin’s year-to-date ranking shows Los Angeles remains one of the most active ultra-luxury markets in the country, driven by Westside and coastal enclaves long favored by high-net-worth buyers. Two Los Angeles properties — both in the Holmby Hills/Bel Air area — are tied for second place nationally this year, each selling for $110 million.

The September rankings reinforce a broader trend in 2025: Los Angeles remains one of the country’s most active hubs for trophy residential sales. Four of the year’s top 10 closings are in Los Angeles County, including two tied at $110 million each in Holmby Hills and Bel Air.

Los Angeles accounts for four of the top 10 highest-priced residential sales nationwide, with additional properties in Malibu and Beverly Hills cracking the list. Real estate analysts attribute the region’s continued dominance in the ultra-luxury category to limited supply, year-round climate appeal, and prestige addresses concentrated in only a handful of ZIP codes.
