Vacant Hillside Lot Above Alphabet Streets Returns to Market at Nearly $4M

The former home on the lot, designed by architect Charles A. Sampson, included a pool, spa, firepit, and outdoor kitchen

A vacant hillside lot above the Alphabet Streets in Pacific Palisades is back on the market for $3.95 million, offering a rare chance to rebuild on a site once home to a 6,300-square-foot Spanish Revival residence destroyed in a recent wildfire.

The 7,140-square-foot parcel, located between Rimmer Avenue and Monument Street, comes with architectural plans and environmental reports already approved, according to Compass, the listing brokerage. Documents included in the sale cover original 2009 blueprints, updated soil and asbestos testing from 2025, and a final fire debris removal permit — potentially easing the path for reconstruction.

The former home, designed by architect Charles A. Sampson and completed in 2010, featured seven bedrooms, eight bathrooms, and three levels of living space with views of the Pacific Ocean and Santa Monica coastline. The property also included a pool, spa, firepit, and outdoor kitchen.
