This Hilltop Home is Palisades’ Priciest Real Estate Listing

A hilltop estate on Spoleto Drive has become the most expensive home currently for sale in Pacific Palisades, listed at $39.5 million, according to Zillow, Realtor.com and Compass.

The 1.41-acre property, spanning three contiguous parcels, includes a 12,000-square-foot compound made up of two separate houses. Records show the property was fully remodeled this year.

The main residence, roughly 7,000 square feet, features formal living and dining rooms, a two-story entryway, a large kitchen with an adjacent breakfast room, multiple fireplaces and a family room that opens onto a covered outdoor loggia. The primary suite includes a large bathroom and walk-in closets. The home also contains a theater, media room, wine cellar and space for staff or guests.

A second structure, about 5,000 square feet with its own gated entrance, includes four bedrooms and four bathrooms. Listing materials describe it as suitable for extended family, offices or guest accommodations.

The property sits on a quiet cul-de-sac and includes expansive lawns, a pool, and a private tennis and pickleball court with direct ocean views.

The estate, represented by agent Kurt Rappaport of Westside Estate Agency, carries an estimated monthly mortgage payment of more than $240,000, depending on terms.
