The Venice Neighborhood Council’s Land Use and Planning Committee is scheduled to meet Thursday evening, with a proposed mixed-use development on Abbot Kinney Boulevard among the key agenda items, though the case is currently on hold.
The committee will convene at 6 p.m. April 30 to review planning and development matters affecting the Venice community. One highlighted item involves a project at 1209 Abbot Kinney Blvd., near San Juan Avenue.
According to city planning documents, the proposal calls for the demolition of an existing single-family dwelling and the construction of a new mixed-use building. Plans include ground-floor retail space, a second-floor live/work unit and a rooftop deck.
The application, filed Feb. 24, seeks a Coastal Development Permit. The developer is also requesting an adjustment to zoning rules to allow a second-floor residential access stair in the east side yard setback and an elevator in the west side yard setback, which would otherwise be restricted.
City planner Ira Brown is assigned to the case, which was officially put on hold after being assigned for review earlier this month. No hearing date has been scheduled, and no approvals have been issued.
The project is being pursued by Abbot 1209 LLC and AK BC LLC, with representation by Crest Real Estate.
