Two Apartment Complexes Coming Adjacent to Expo Line

Work begins on two apartment with retail projects

LaTerra Development, a Los Angeles-based developer, has begun construction on the first of two apartment projects in Santa Monica at the corner of Broadway Avenue and Cloverfield Boulevard with a second project at the corner of Santa Monica Boulevard and Yale Street to break ground in approximately later this year.

Broadway & Cloverfield located at 1450 Cloverfield Boulevard and situated at the opposite corner to the Colorado Center office complex, will comprise two boutique apartment buildings totaling 49 units with five of these to be affordable plus 8,500 square feet of amenities and 10,711 square feet of ground-floor retail.

Santa Monica & Yale located at 2822 Santa Monica Boulevard will include 50 apartment homes with four affordable units plus 12,000 square feet of amenities and 10,337 square feet of retail in two three-story buildings.

Each project will offer a health and wellness room, coworking nook, art fitness center, meandering courtyards and expansive roof decks outfitted with soaking spas, lounge seating and BBQ grills for alfresco dining under the stars. Multiple bike racks, EV car charging stations, storage rooms and pet amenities will also be found at both locations.

“There aren’t many properties in Santa Monica that offer roof top decks and a robust amenity package, so we chose to differentiate ourselves by dedicating a substantial amount of common area spaces,” said Chris Tourtellotte, Managing Director of LaTerra Development. “We feel this is vital to enhance the resident experience and enable a strong community to flourish.”

Tighe Architecture designed both projects, using different color palettes and materials to give each building its own personality.  They will all offer a blended mix of studios, 1×1, 2×2 and 3×2 apartment homes. 

Designed with the intent to activate the pedestrian experience, all retail frontage faces major streets.  Anticipating completion in the third quarter of 2020, several restaurateurs have already expressed interest in becoming part of these unique new developments.
