A rare blufftop development site overlooking the Pacific Ocean in Pacific Palisades has been listed for $17.5 million, offering sweeping coastal views and potential for either a luxury estate compound or a multifamily residential project.

The vacant property at 17000 W. Sunset Blvd. spans roughly 120,000 square feet, or about 2.75 acres, and sits above Sunset Boulevard with panoramic views of the coastline, canyon and ocean. The listing describes the site as commanding approximately 270-degree vistas across the Pacific.

According to the listing, the elevated parcel offers privacy and expansive view corridors that are increasingly scarce along the coastal bluffs of Los Angeles’ Westside. Current state programs could allow for a streamlined process to develop a private estate compound between roughly 7,000 and 15,000 square feet without approval from the California Coastal Commission, according to the listing. Buyers are advised to independently verify eligibility and requirements.

Conceptual plans commissioned by the current ownership include renderings prepared by Gensler, illustrating a modern coastal compound designed to maximize the property’s elevated position and ocean views. The proposed vision includes a gated entrance, motor court, guest accommodations, wellness pavilion, resort-style pool and terraced landscaping oriented toward the Pacific horizon.

The site may also present a multifamily development opportunity. Under its [Q]R3-1 zoning designation, the property could support approximately 39 residential units by right, with potential for up to 80 units through programs such as the California State Density Bonus Law and the City of Los Angeles CHIP Program, subject to approvals.

The offering consists of two parcels totaling more than 120,000 square feet and is being marketed by Chris Cortazzo of Compass.
