Developers Looking to Replace Century-Old Santa Monica Houses with Mixed-Use Development

Two houses would make away for three story, 10 unit development

Two Santa Monica homes, both around a century-old, could be demolished and be replaced with a mixed-use building and ground floor space. 

Pans have been submitted to the city’s Architectural Review Board for a property located at 1512 Euclid Street to construct a three-story, 36 foot building with 10 residential units. The property currently contains two adjoining homes.

The development would have ground-floor retail space, totaling 1,597 square feet, along with semi-subterranean parking for 18 vehicles. Access to subterranean parking, tuck under parking and back of house amenities is provided from the rear alley, 12th Court, according to a staff report. 

Two of the units would be set aside for low income housing. All of the units would range from one to two bedrooms.

The project designer is  HLW International architecture firm who is proposing a contemporary structure, with elements of concrete, metal and glass. 

The parcels immediately north of the site are currently used as off-site storage for an automobile dealership. Properties south of the subject property are primarily developed with two- and three-story multi-unit residential buildings. 

City Staff is recommending that the project receive approval. The investor behind the project is listed as Faramarz Bardi through the entity Euclid Partners, LLC, according to City records.
