Seven-story affordable housing project reaches framing phase in Santa Monica

The 78-unit joint development from Venice Community Housing and Community Corp. near the E Line remains on track for a 2027 opening.

Construction crews have begun framing the upper levels of a seven-story affordable housing development near the E Line transit corridor, which hits an important milestone 12 months after work first commenced.

The joint development, spearheaded by non-profit organizations Venice Community Housing and the Community Corp. of Santa Monica, is rising at 1634 W. 20th Street. Upon its scheduled completion in mid-2027, the complex will deliver 78 units divided into one-, two-, and three-bedroom layouts.

According to a 2024 staff report submitted to the California Tax Credit Allocation Committee, the residential units are legally restricted to households earning between 30% and 60% of the Los Angeles County area median income.

Architectural blueprints drafted by KFA Architecture, which built upon the initial design concepts of Atelier Cory Henry, detail a modern mid-rise structure heavily integrated with resident amenities. On-site community spaces include a rooftop garden, interior community lounges, dedicated laundry centers, outdoor play areas for children, and multi-bike storage facilities.
