18-Story Tower Planned for Santa Monica’s Sixth Street

This Initiative Is Part of Santa Monica’s Commitment to Process Ten Builder’s Remedy Projects

Ottinger Architects is spearheading a new project at 1437 6th Street that aims to provide 172 residential units in Santa Monica’s downtown area. The development, which includes an 18-story multifamily building, will feature 26 deed-restricted affordable units and seeks to blend modern living with community-focused spaces that foster connection and culture.

The project, located mid-block between Broadway and Santa Monica Boulevard, will also include two levels of subterranean parking with approximately 60 spaces, as well as ample electric vehicle charging stations and bicycle parking. The design envisions an enhanced urban experience for residents and visitors alike.

This initiative is part of Santa Monica’s commitment to process ten Builder’s Remedy projects, a settlement agreement reached with NMS Properties in 2023, as reported by Urbanize LA. The agreement allows for the construction of buildings that exceed the city’s typical height restrictions, permitting the new tower to reach 185 feet, significantly higher than the 130-foot limit set by the Downtown community plan.

Madison Realty Capital, a lender involved with the project, previously supported NMS Properties, which lost control of roughly half of its portfolio earlier this year. This redevelopment represents a pivotal move towards alleviating housing shortages in the area while adhering to modern architectural standards, according to information provided by Ottinger Architects and reported by Urbanize LA.
