California Offers Mortgage Relief to Homeowners Displaced by Wildfires, Floods

CalAssist Mortgage Fund Provides up to $20,000 in Grants for Mortgage Payments

California has opened applications for the CalAssist Mortgage Fund, a new state program offering direct mortgage payment assistance to homeowners whose primary residences were destroyed or rendered uninhabitable by recent natural disasters.

Eligible applicants can receive up to three months of mortgage payments, with a maximum grant of $20,000. The funds are provided as grants that do not require repayment and are issued directly to the homeowner’s mortgage servicer. Applications are free and are being reviewed in the order received.

The program, administered by the California Housing Finance Agency (CalHFA), aims to support families displaced by disasters such as the Palisades Fire, Eaton Fire, and 2025 Los Angeles wildfires.

To qualify for the CalAssist Mortgage Fund, applicants must meet the following criteria:

  • The property must have been a primary residence destroyed or deemed uninhabitable due to a qualifying disaster occurring between Jan. 1, 2023, and Jan. 8, 2025.
  • The applicant must meet income limits defined by the program.
  • Applicants must currently hold a mortgage or reverse mortgage on the affected property.
  • The property must be a single-family home, condominium, or permanently affixed manufactured home, including properties with up to four residential units.

Applicants are advised to prepare the following documents:

  • Mortgage statement
  • Recent bank statements
  • Utility bill for the impacted property
  • Homeowner’s insurance or FEMA claim (if applicable)
  • Proof of income (such as pay stubs, tax returns, or unemployment documentation)

Once prepared, individuals can apply through the official program website at www.CalAssistMortgageFund.org. Applicants can track their status via email updates, though reviews may take several weeks. Funding is limited and subject to availability.
