Oceanfront Double Lot in Las Olas Enclave Lists for $10.6M After Wildfire Razes Midcentury Home

The site boasts utility hookups for telephone and cable but no existing structures, parking or improvements following the destruction

A sprawling double lot perched on the bluffs of Pacific Palisades, long cherished for its panoramic ocean views, has hit the market for the first time in more than six decades — now as a vacant expanse where a midcentury home once stood before it was consumed by one of California’s most destructive wildfires earlier this year.

The 0.33-acre property at 15221 Via de Las Olas, priced at $10,599,000, offers unobstructed vistas stretching west to Point Dume and along the jagged Malibu coastline, marketed exclusively to “ocean lovers” who can “hear, see, feel and smell the ocean every day and night.” Zoned for single-family residential use in the exclusive Las Olas enclave, the site boasts utility hookups for telephone and cable but no existing structures, parking or improvements following the destruction.

Public records indicate the original single-story, 3,387-square-foot residence — a six-bedroom single-family home built in 1947 — was valued at $416,062 for tax purposes in 2024, with annual property taxes of about $3,013. The lot, assessed at 14,516 square feet, had been off the market since at least 1959, according to the sellers’ description, making it a rarity in the competitive Pacific Palisades real estate scene where bluff-top parcels command premium prices.

Access is via a short drive south from Sunset Boulevard on Swarthmore Avenue, then left onto the winding Via de Las Olas.
