Eight-Story Housing Project Headed to Virtual Community Review in Santa Monica

Tishman Speyer pivots from an older five-story design to a larger 110-unit development with off-site affordable housing.

Tishman Speyer is moving forward with a significantly expanded vision for 1318 Lincoln Boulevard, replacing the previously approved five-story plan with a new eight-story residential development, according to a new website.

The New York-based firm, which acquired the site from WS Communities roughly five years ago, is now proposing a 110-unit market-rate complex on the property currently used as a parking lot. 

To satisfy local requirements, the developer intends to provide 11 off-site affordable units at a separate location on 5th Street. This new iteration of the project represents a major density increase from the 2018 approval, which only called for 43 apartments and ground-floor commercial space.

The updated design includes three levels of subterranean parking for 95 vehicles alongside a suite of indoor and outdoor residential amenities. Because the developer is seeking administrative approval under Santa Monica’s housing statutes, the community will have a chance to review the specifics during an upcoming virtual forum. A community meeting is scheduled for Thursday, April 16, at 6:00 p.m., where representatives will present the Lincoln Boulevard project, followed by a separate proposal for 1325 6th Street at 7:00 p.m. Residents are invited to attend the virtual Community Meeting. The projects are proposed as Administrative Approval – Housing Projects, pursuant to SMMC 9.39.020 (A)(1).
