The revamped Lincoln Boulevard project scales back the total unit count.
Dallas-based developer Lincoln Property Company has overhauled its residential construction plans for the site that long housed the Boys & Girls Clubs of Santa Monica, as reported by Urbanize Los Angeles.
An updated entitlement application filed with the city reveals a completely fresh architectural direction for the parcel at 1238 Lincoln Boulevard, with local firm Patrick Tighe Architecture taking over the design duties. The revised proposal details the construction of an eight-story complex featuring 232 apartments, configured as a mix of studio, one-, and two-bedroom layouts. The blueprints also incorporate subterranean garage space to accommodate 306 vehicles.
The developer is seeking density bonus incentives from Santa Monica planning officials to construct a larger, taller building than local zoning codes standardly permit. Under the state’s density bonus framework, 24 of the proposed 232 apartments would be reserved as deed-restricted affordable housing for moderate-, low-, and very low-income households.
The new filing scales back a more dense iteration of the project submitted in 2025. That initial plan outlined a comparable eight-story structure but featured 257 residential units, which required a slightly higher allocation of 26 affordable housing units.
Renderings and site diagrams included in the updated April filing illustrate a contemporary, podium-style building featuring a distinct C-shaped footprint. The geometry allows for a large, open-air residential courtyard facing the western property line at the rear of the lot.
